SOLD: central Vermont house and land for sale

Don't know if anyone out there might be interested, but a two story 1850's house with 10 acres of land is up for sale in my neighborhood in central Vermont. It is half hilly woods (both hardwoods and firs) and half flat mown land suitable for grazing or planting or both.  

The house is in good shape, with a setup for a wood stove in kitchen area.  Has a propane heater in cellar.  Spring water, but owner is going to dig a well so the house can be financed.  Storm windows, large stone wall cellar with gravel floor.  
Three rooms and 1/2 bath upstairs and kitchen, dining area, full bath and living room downstairs, Front covered porch and south facing roof good for solar.

Small carport. wood shed in back.

Owner would like $100,000.00 for property and house.  Considering the tax value is somewhere between 150 to 175 thousand dollars, that is a very fair price.

yes it is.  the owner has done quite a lot of work on it.  new roof and new downstairs bathroom fixtures.  i think he is asking 125,000 now, but would probably still take 100,000.  hasn't put it through a realtor yet.

hi tom.  the owner found out that the spring will work for financing, so no well.  we have an abundance of water in this area, so the spring runs year round.
i am attaching some pics taken in march.  the new roof was put on in may.
3 bedrooms upstairs with half bath.  large kitchen and living room with dining area/study off living room.  nice porch faces south as does roof.
