Looking for farm land - SW Washington State

Hello all!

My husband and I are looking to buy 10+ acres in SW Washington State area with the intent of starting in Agritourism and a homestead.
We don't care about a house but prefer a property with some sort of structure in it (we can demo the old house and reuse pipes, electric, well, septic, etc. without having to install everything from scratch).


FARMERS:
If you are reading this and don't have a property to sell but have a farm, talk to us!
We are opened to thinking outside the box: we can partner up if you're interested and work the land together, rent the land, or ???
The goal is to obviously make money by putting our brains together. We have traveled the world, gardened the heck out of our backyards, raised livestock, experimented with permaculture, organic methods, soil building, etc, etc.

We are very honest and good people but no suckers here, so we are not going to fall for any schemes! Nigerian princes - don't contact us!
Making money in farming is not easy or fast and we are not looking to get rich quickly. We want to put in the work but be clever about it ;)

Good luck to you!  We have a farm in Beavercreek that we are rehabbing and we also are scheming about agritourism in the future.

Beavercreek is in Clackamas County, Oregon.  It's just past Oregon City, heading south from Portland.

My husband and I just moved to our 12 acres on Oakville WA.  We have a similar desire...  but currently the land is in desperate need of TLC as the previous owners were rather unscrupulous about throwing trash on the land.  Some additional hands might be greatly appreciated from any willing permies out here..
