Hello, im Kiev local, not land owner or affiliated, nice land and cheap land located 50 km from Kiev, near national park Sulimovka, good eco region and not so far from city, priced $3500 for 0.25 acres. It's good price for such land, almost half price.
Good spot to make own outdoor residence, small biz for tourist - hostel, bike tours etc. If someone interested PM.

€3.5 / sq metre is cheap in ukraine? Is this farmland or urban?

1. Considering land spot location (Kiev region, eco region, national park forest, historical reason) and prices nearby spots its very good price. Nearby spots price like $6000-7000 or so. I think its so cheap cause is was like free, there is such law in Ukraine that every citizen can get free land up to 2 hectares and this law is kinda subject of corruption manipulation, "some people" get it free and then put in on sale. Guess its kind of such case but it does not mean bad things to buyer, everything is legit and clear.

Other regions far away from Kiev is much cheaper, not expert of prices but now Ukrainian citizen can get land even for free but it's rare cases i guess anyway they have to pay or buy. Kiev region land is always subject of demand. Non resident absolutely no restriction in buying land for non-agro purposes i.e not large amount of land. Only thing for non resident is that they have to pay some initial extra taxes then buying land but its not a big extra.

2. Briefly, all land in Ukraine labeled 'purpose of land', there are many purposes like you say urban, farmland and so, but they have different names here. Land in my post are labeled like for 'personal gardering' but in does not mean anything - you can build house and make you own garden. In Ukraine such land used as outdoor residence or cottage its called here - "dacha" - many urban citizens have such dachas where they spend holidays or live here. As you can see from flying drone video this region is full of such cottages.

Summary: Land spot listed here is just 50 km from Kiev, east direction, 20-30 minutes from airport Borispol, infrastructure - electricity, gas, road, railroad, located 30 meters from national park (forest) Sulimovskiy (it's called nature-landscape-park-of-local-something, but simplifying i call it national park), its really good eco region in Kiev region, may be best so close to Kiev and very underrated.

This region to my mind has great recreational potential, Kiev visited by many tourists full year - they spend most time in city but may be one day trip, bike tours or some kind of recreational eco tours things can be possible having such land with basic house and some services.

And its just good land in Ukraine that everyone can buy and use for their own needs. BTW its good region for beekeeping. Ukraine is cheap country for living and its safe. Position myself as free partner of this kind of affairs.
