I have often found myself in that same dilema. At best I can find a good hard working soul, but in my area those are rare so they are in demand. Therefore they can pick the work that they feel passionate about. The worst I will not go into details.
I can and will stay on my property. I am exploring subdividing but am being very cautious about that.
Good luck finding a deserving buyer for the property you have.

I am grid tied and happily support my Rural Electric Cooperative for all that they do for the community.
Through recent experience, I have learned that my brain is not wired for dotting the "t"s and crossing the "i"s that is required to form a community from scratch. Therefore it will be best for me to attract a group that has already coalesced but requires land.

Perhaps I have the next element to a grand solution? I have 40 acres in East Texas where I would appreciate seeing a community created.
I do not own the skills to dot the "t"s and cross the "i"s. Still I wold love to see a lasting legacy created.
This little slice of Heaven is 3 hours North of Houston, 3 hours South of Dallas and 2 hours West of Shreveport, LA.

I love that you build "Gizmos." I often have (what I think are) great ideas, but lack the skills to fabricate them.
I have a small property in East Texas where I am stuck on a plateau due to lack of Human Power to take on any additional projects.

Angel, this community failed to develop and ceased to be in 2022.
Since then, I have explored a couple of different paths for a smaller group specifically focused on Homestead.

Hello Lisa,
How would you feel about mostly self sufficient on 40 acres in East Texas? Please don't think of East Texas like the Texas scenes in old Spaghetti Westerns. We are often called "The Piney Woods". The terrian is rolling with elevation chages of up to 100 feet. A mixture of forest and pasture. Under the new weather patterns, we have about 2 weeks of Winter with snow, ice and extended freezes. On the flip side is 10 weeks of Hell in the summer. One learns to work indoors (or Siesta)  from 12:30-4:30 from Early July to Mid September.
Folks around here are genuine and friendly. There is a Civic Theatre in a nearby town that has been staging productions for 52 years now. There are weekly Farmer's Markets where you could market your Remedies. And our local Electric Co-op provided us with Fiber Optic Internet in 2024.
Frankly, life here is great.
