No Rent In Exchange For Fixing Up

Hi, I have a dilemma, and need someone's help. My trailer/modular home in Punta Gorda Florida is in need of care, big time. I can't go down from Virginia to do the work. I've had renters in the place, but they have left it in bad shape. It has some nice furniture, and is comfortable once fixed up. I won't charge any rent, all you would pay would be your water/electric. Shutters are falling apart on the outside, and the yard was torn up by a dog. It is fenced, has a porch, work shed, two and a half bedrooms (one is very small and has a bunk bed) and a bath that needs recaulking, and care. It would be your time and money to fix as you see fit. Most can be done with elbow grease, and inexpensive and creative fixes. I have pictures of past and present condition. I'd love to trade it for a small property closer to home. But, in the meantime, ....help! Thank you.
