21 acre homestead/wildstead in Central KY for Sale - House, outbuildings....

Greetings all! We are selling our 21 acre homestead/wildstead in Central KY.

About the property -
  Paw paw grove
   Lots of nut trees
   Newly planted orchard (doing well) of apples, plums, mulberries, cherries...
   Lots of medicinal plants/shrub - viburnums, elder, witch hazel, boneset, goldenrod, yarrow....I wildharvest a lot from here
   Large garden started this year
   Loafing shed with chicken coop, with electric fence for small pen
   Barn/building with hog panels around front (which we also used to put up hay)
   Small seasonal creek
   Large willow growth
   Wild blackberries
   Spicebush galore
   3, approx 30 ft raised beds by the house
   5 different mushroom species logs started and should fruit in 2025
   Old large garage by house
   Gated entrance
   Hunting on property has proven fruitful for deer every year, wild turkeys all around, rabbits...
   15 acres of it is wooded
   21x24 large platform in the eastern woods for tents/yurts/dances....
   Located off a quiet gravel road loop with few residents - set back 1/4 mile from the gravel road (behind that gate)
   Next to 3000 acre wildlife management area good for additional hunting and foraging
   3 miles from boat ramp into Rolling Fork River
   20 minutes to 2 small towns, 35 minutes to larger towns

About the house -
   30x30 footprint with loft: loft contains two bedrooms and a full bathroom (currently with composting toilets but hook ups for flush toilets still in place)
   Hooked up to utilities but has underground water tank attached to rain gutters for collection - also including 1200 gallons of IBC totes for additional rain water catchement
   Has good solar potential
   GemPac wood cook stove with 8 inch stove pipe, outside stove pipe is insulated.
   Utility room has double basin stainless steel sinks and lots of shelving
   Southern facing home - passive solar design (built in the 80s by a nuclear engineer)
    Newly insulated ceiling with "green design" insulation
    Easily accessible underhouse crawl space
    Garage has covered firewood area off the side

The house was "demodernized" when we moved in. We pulled a lot of the older wiring (think knob and tube) but a lot of the things for modern living are still in place just capped or turned off.   There is no HVAC - the woodstove is used all winter (and does a great job, KY doesn't get that cold) and there is a large window air unit on its own outlet/breaker. There are spots at the main breaker for the addition of a full HVAC system - including split units. The old garage used to be electrified but the guy who owned this place before us did a terrible job so we pulled it, there are still spots in the main break to run all new wiring to the garage - the garage is currently being used as storage and a hide tanning operation.

There is a right of way easement to 2 properties - both of those properties are land only. One lives in Arizona and one is a guy who bought it to leave to his kids/grandkids and occasionally hunts. THERE ARE NO UTILITY EASEMENTS to those properties, it is just a small gravel path for them to drive to. The one that is here, is quiet and drives really slow (as he knows we have kids and animals).

Almost everything stays - fridge, large deep freezer, all electric fencing and chargers, 42 inch Husqvarna mower, Husqvarna weed eater with brush attachment, all IBC totes,  seed starting, frost blankets.....

We will ensure you get all our local resources - where to get free mulch/leaf mold, good organic feed options (for cheap!), raw milk herdshare option (if you don't use your own dairy animals), cedar mills (where you can get culls for a great price per board)....

We are moving as we miss cold weather. We want frozen rivers/lakes, 10ft of snow and all that goodness...so we are headed North. Wasn't an easy decision as a lot of energy went into creating this place.
