I'm William, from Peru — the actual owner of these two lots, not an agent. I've been reading this forum for a while, and it felt like the right place to share them: the people here seem to care about land the way I'd hope whoever buys these would.

They're two adjacent 600 m² lots on a gentle hill about 10 minutes from Tarapoto, in the San Martín region — Peru's "selva alta" (high jungle). Warm, green, tropical climate all year. There are young trees already planted in rows, open flat ground, birdsong in the mornings, and a wide view of the Cordillera Escalera range. The lots sit just outside the protected conservation area, so you get the view without the restrictions.

A few honest details — I know foreigner listings have a reputation for the "gringo price," and I'd rather earn your trust:
- US$13,900 each (S/ 50,000). Buy one or both.
- Both are fully titled and individually registered at SUNARP, Peru's public land registry — Partidas 11118175 and 11118177. Please look them up yourself before we ever talk.
- Currently registered as rustic land. Water and power run about 100 m away (not yet connected); access is by a dirt road.
- Foreigners can own land here 100% in their own name — no visa or residency needed, just a Peruvian tax ID to close, and everything is done properly through a notary.
