Comprehending Land Advertisements [Please Help]

So I've been searching for land [for a Regenerative Agriculture style agroforestry farm] and there are certain terms in the land ads that do not make sense and for the life of me I can't find an actual answer online.


Style CD this is the first one and one that may have cost me the most time trying and failing to figure out via online searches. Most of the properties I find that interest me are listed as "Style CD: Res-over 1 acre" but I cannot seem to figure out what that actually means. I've reasoned out the CD probably stands for Community Development, but where the heck are these codes???

If it matters, I live in and am searching property in Washington State.

Res-over 1 acre

I believe that is part of the county zoning code.
If the land is to be sub-divided, there must be at least one acre for each dwelling.
Any parcels of less than an acre CAN NOT be issued a building permit.

Those ideas make sense, but it would seem that my googlefu is too weak.

Using terms relating to those ideas I still am not finding these codes/laws anywhere.

Real Estate Agent got back to me, turns out it's not actually legal code, it's just terminology used by realtors to say that it's land that can have a house put on it that's over one acre.

FWIW - my legal zoning is "RA2"
Rural Agriculture 2

RA1 means is a rural ag property with no improvements
RA2 meas it does have both residential and ag improvements (they are taxed differently)

we also have RE1 and RE2 properties around us
residential (no agriculture) properties (improved and unimproved)
etc

you might want to call the county folks in whatever county you are looking -these were the people i called to see what limitations were placed on various properties. these are also the people i talked with to get my zoning changed from RE2 to RA2. took 3 years of filing a schedule F and showing it to them. they came by and checked the property and then lowered my taxes.
