I can think of many areas where a person can learn and practice homesteading skills without the homestead, so maybe you are (or could get) ahead of the game. As a city dweller I am still ecstatic every time I master a new skill.
Actually i already have a very small indoor grow tent to grow lettuce year round and to practice my skills. (Inspired from the repeated ecoli outbreaks, i figured it'd be easier to grow it myself). We don't own any property and only have been renting an apartment while my Fiance goes to university.
Personally my main skill i want to develop right now is the ability to grow all our own food, mostly vegetables and possibly chickens. My dream is to have a house up in northern Alberta with a large greenhouse to grow all our own food organically year-round, that also has a faraday cage cellar underneath it that connects to the house through a root cellar. Subject to change of course, when I start developing practical skills my desires will adapt to what might be most practical. I've got a passion for backwoods camping and living extremely close with nature with bare minimum distractions/indulgences, while thats not practical in all situations i still want to live close to nature.
I also want to get good at woodworking and carving. I'm an artist that paints and draws but really wants to make things more effectively useful and practical.
Else than that pretty much just generally how to live a healthy life on a farm!
