Well we are moving to help family. Near Wenatchee, looking for petaros, Chelan, orondo, Wenatchee area. We haven't found any affordable homes so far. My wife wants a turn key house, we haven't found many build on lot construction options. But I was thinking about having a garage built then converting it to a home.
We want a simple home with 4 bedrooms. I can complete alot of work. And have experience with construction, but my wife only wants a normal home. All the house designs have all kinds of fluff I don't want or need.
I understand there are code difference that needs to be accounted for. We do not want to keep any part as a garage. May build a barn for storage or skid sheds during the build. Just looking for a simple rectangle with roof, we would like a story and a half. Dose anyone know of this process or plans for this type of home. If we do this build we will start a new topic on it. And will use this topic for the search, and research of the process.
We have found lots with well for 50k-70k, and we have about 50k-90k to spend on a primary residence. We may still default to the property we already have. Which would give us 110k to build with, but it has no well or septic. It would have to be off grid, and I have no problem that. But it puts us almost too far away from family.
Still looking, considering a house in town. And with our 40 acres farther north, we will be closer so to have it be more useful. We can focus on tree crops and long term planning, and as a camping get away. May still be looking at a new manufactured home on a lot. But I haven't been able to find much info on using a garage plans as a house.
Trolling, real estate sites and Craigslist. Driving around looking for houses for sale. It's 4+ hours to the area, and we have a absolutely fantastic agent Roger wells of Huber real estate. We have found a few 2 acre locations, but are still looking.
Which is how I ended up finding my land in Okanogan Co.
There is a a lot of ability to put in search criteria to narrow your search.

Thank you Devin, another way to search always helps. We were able to go see the house today and have the inspection done. It a fantastic 2 acre parcel, mature walnut trees. Two barns and a shed, fully fenced pasture with irrigation water. My wife loves the house even though it needs work. Turned out to be bigger than stated, 1400sq with 1000sq unfinished basement.
The best part is to come, 200 ft of riverfront non flood plain. We counted 6 types of birds, large trees on the river bank. The owner never used ac because with the river and tree canopy heat was never a problem. My wife is already planning my projects.
