Earlier this year I bought 13 acres near Chattanooga, TN with the intention of building a small community of people who share my core values of personal freedom and land stewardship.

Why Chattanooga area:

Natural beauty - mountains, rivers, caves, water falls in abundance.
Low cost of living
Moderate climate
Abundant rainfall - little risk of drought and wildfires here.
Freedom - no building permits or inspections needed. Build what you want. No vaccine/mask mandates either.
Great people - people in the south are way friendlier and helpful IMO.

Why this property:

There's a huge creek on the property.
We dug a small pond and hit two springs.
Its got a good balance of cleared area and woods.
Its only 20 mins. from Chattanooga if you want to go to events or just meet people.
The soil is about 75% sand and 25% silt and clay - drains well, is easy to work, is great for growing and great for earth buildings.
Just got a crystal clean well installed (no filtration needed) that provides around 30 gpm - with that single well, we could service 4 standard homes.
Fiber internet is available.
Its very quiet - there is essentially one neighbor within yelling distance.

I've been promoting this for about a year and a half (long before I even bought the property). We've had lots of visitors and there are lots of people interested but until last week we didn't have utilities so I expect this to take off now. PM me if interested. Hi Paul, My name is Dianna my husband, 13 year old daughter am very interested in helping you with your land. We recently bought a 38'RV and have been Saving seeds. We want to become more self sufficient and help learn and grow from each other. We work hard as my husband works 7 days a week a General Manager at a detail center.
