I've got 13 acres under contract near Chattanooga, TN. It seems to have everything I need: woods, fields, a small river. But there are issues....I want to build by the river (obviously). There is a few acres of floodplain and some wet areas so obviously I need to be really careful. I'm hoping to find someone who could help me with evaluating this property from a permaculture perspective. Any recommendations or other help is appreciated. Thanks!

Adding some pictures, contour maps, & satellite views will help people get a better feel for the place so they might be able to offer advice.
