Hello. Small homestead for sale and wanted to put it here first.
13 acres
2 small homes-
1 bed 1 bath plus loft, greywater plumbing system and septic for black water, very well insulated, designed for solar gain in winter, and shade in summer. (Rougly 600 sqft)

1 bed tiny home with composting toilet and shower. Effecient 8x22 home, very well insulated, never needs more than a small space heater in winter.

1 converted school bus
Water tanks and small photovoltaic system with 4 batteries. Small pellet stove for heat, efficient ac unit (runs off solar no problem).  Bus runs very well.

24x30 insulated steel building
This building has electric inside and gas plumbed to just outside. Large space, concrete floor, insulated roll up door.


2 acres of growing fields established in a wide shallow arroyo (watercourse), can farm with no irrigation if maintained and timed well. With irrigation you can produce almost anything here.

About 200 fruit and nut trees planted, from 2-4 years in ground. On a simple buried drip system which is fed from rainwater collection tanks.

High quality well with water rights dating to the 1910s dug to 220' hits water at 150'

Chicken coops and covered runs to comfortably hold about 50 birds.

3 sided shelter inside of a fenced area, currently where the goats sleep.


Home is on paved state road, though set back a fair bit. Much more of land could be cultivated/improved with enough time.

Less than 20 miles to Santa Fe, I currently have 5 farmers markets within a 40 minute drive to pick where I sell.
I'm hoping to get 500,000 but message me with any interest.  

Reason for move: wife misses home country.

Hey! Its south of Santa fe, a couple of miles from the small towns of Los Cerrillos and Madrid

I'll get some decent photos sent over tonight! (We are still a working permaculture farm, so the photos won't be polished real estate photos yet)
