Hello fellow permies. I am placing my beloved urban homestead for sale. It will be available to serious buyers for the next few weeks.

Property Location, 4394 Creek Ridge Dr, Gastonia, NC 28056
3 bedrooms, two full and one half bathrooms, multiple bonus rooms and one half acre yard. It is NOT under a homeowners contract, and has no homeowners association rules or dues.  The neighborhood is located half an hour from the Charlotte International Airport and has access to the best schools in Gastonia. Established water catchment and perennial plants. Multiple bonus rooms include; a large open concept living room (with wood fireplace), dining room, kitchen, laundry room, sunroom, toy nook and greenhouse.

Feel free to check it out on Zillow. At: https://www.zillow.com/homes/4394-Creek-Ridge-Dr-Gastonia,-NC-28056_rb/5877868_zpid/
If you are a serious buyer please feel free to contact me.  I am selling it through a realtor, as I am currently out of state. It may not qualify for an FHA loan as it needs some cosmetic work, so preference goes to cash buyers.  $300k or best offer.

This unique urban homestead has many upgrades including a fully remodeled high quality kitchen with a gas range and restaurant quality sink for home canning and food preparation. All appliances were upgraded in 2019 including the fridge, oven vent hood, dishwasher and gas hot water heater.

The entire house was remodeled in 2019 for; functionality, flow, economical heating and cooling, aesthetic beauty and social space. The upstairs AC unit is currently not functioning and could be replaced or upgraded to a more sustainable cooling method.  The hardwood and solid board plank floors throughout the house have been epoxied as well as varnished in high moisture areas including; the bathrooms and the kitchen. All plumbing was replaced in 2015.

The water flow plan will appeal to the environmentally conscious. It includes a 50’ x 30’ foot Van Gogh styled granite mosaic that is designed to divert water away from the house and direct it to the frog and dragonfly pond. Additionally the downspouts on the house also lead to french drains and feed the pond. Other downspouts are connected to water catchment; including an IBC tote and food grade rain barrel. The property was designed with swales, berms, mulch and hugelkultur beds for water retention. Annual gardens require minimal watering.

Watch the hummingbirds nip off trumpet vines through bay windows and enjoy the fresh blueberries with breakfast. Established plants include; Blueberries, Muscadines, Figs, Jerusalem Artichokes, Peppermint, Goji berry, Spinach, kale, collards, walking onions, mustard greens, thyme, oregano, lavender, comfrey, roses, canna lilies, hostas, daylilies and more. Just step outside and enjoy the abundance.

The chicken coop in the back yard is permitted for up to 5 chickens and the entire yard is approximately ½ acre. This property is NOT under a homeowners contract and all fences are within city ordinance specifications. The back yard is fully privacy fenced and includes an extra wide fence gate for parking trailers or additional equipment in the backyard. The front yard is fully kid fenced with a farm style gate.

The professionally installed greenhouse addition is a lovely place to visit and in the winter receives full southern sun for an extended growing season. The attached sunroom stays nice and cool in the summer with a granite mosaic floor and is a lovely space for an office.
Other fun and interesting specifics available upon request.

Nice floors!  Are larger livestock (pigs/goats) legal?

No larger livestock is allowed, because it is within the city limits. The greenhouse is fitted for aquaponics and at one point I had fish. It did amazingly well, but the pond liners needed to be replaced, so I disassembled it. Rabbits are allowed indoors and because the greenhouse is an addition to the house, I did consider putting bunnies in the greenhouse.
