Hi Landon. I see strong reflections in the glass. Is it tinted?
Have you made a long term arrangement with your dad? If you will eventually own the place, that's different than if it will be passed on to 5 siblings.
I'd say the starting point for most things on this coast is to drop all trees that need to go before building anything. Number 2 would be to process it into lumber, firewood or hugelkultur materials.
A good hand drawn site plan would be helpful. One drawing could show how it sits now and another could show all of your zones etc.
The guitar looks like it has bird's eye maple. Yours?

EDIT--- This just hit me and I should have thought of it earlier. I do work for a house moving company that works your side of the border as well. I get all sorts of resources that are left behind. It might be possible for me to arrange for you to scrounge bricks, windows, doors... from additions that are usually cut off and left behind. I raid the landscapes of the jobs here. Are you handy with a chainsaw? Some clearing is often required when buildings are extracted. You get paid for that and the wood is your to keep or sell.
