Off-Grid Homestead for Rent in Southern Ohio

Looking for a long term renter for my 2br, 1 bath Homestead, ideally 3-5+ year lease. Located in southern Ohio, 45 minutes south of Chillicothe.

Naturally built Straw bale house on 18 acres in Southern Ohio. Fully Off-Grid Solar, Earthen floors, compost toilet, rain water catchment, propane cooktop, and wood cookstove that heats house in winter. Home is ecologically designed and best suited for 1-2 people.

2 ponds, 1 stocked with fish, 1 seasonal frog pond, and a creek. 6 acre field and 12 acres of woods to explore. Small young orchard and 15 blueberry bushes. Property has not been sprayed with chemicals in the 12 years that I've owned it

Ford 8n tractor and farming implements available for use.

Very High speed internet available if you want/need to be connected for work.

Tenant would need to mow and weedeat approximately 1 acre.

$1200/month. Property can't be insured due to wood cookstove, so large deposit ($7500) and renters insurance would be required at time of lease. Additionally, I will lead a woodstove safety training. I'd like to think of this more like a long term partnership.

Open to short-term trial periods to make sure it is a good fit for you (weekend, up to a month)

I am surprised to see no insurance because of the wood fire.
Is that a blanket rule?

Thanks! It's an Ohio thing and because of my distance to the nearest fire department.
