~~Update May 7, 2015..... we are listed with a realtor now, the price is at $115,000.~~
UDATE: July 12, 2015 we have dropped the price to $105,000.....

After a lot of thought we have decided to sell our forty acres with a 'livable' house, nonelectric woodshop, garden shed and gardens.
The price is ~~$120,000~~ $100,000. We are open to different financial arrangements, although our goal is to buy a small home on 1 or 2 acres in a nearby community...so no trade for work possibilities here anymore.
The land is wooded, except for small areas opened up for gardens and fruit trees. I have always seen it as a lovely spot for two or three families with lots of privacy.

edit to add: The house was built in the '80's and not by us...we bought in 2000. The land was homesteaded in the early 1900's, a hand dug cistern and well, both rock lined are what is left of the original homestead. Later someone had a few horses and hogs, that we know of, and later still the old cabin was moved and reconstructed into the woodshop and the two story house was built.

We are seven miles out of Mountain View...about two hours from Conway (less than 90mile) and three hours from Little Rock (more than 100miles). I think more in time than miles because we have always lived on "slow" roads....but I should check for exact mileages.

That's ok. I thought my sister & her husband might be interested but it's too far from where they work. Best wishes, and I hope you find a buyer who appreciates what you've done with the place! Try getting some good photos in the spring when things are green and posting them on Craigslist Farm & Garden section. If it doesn't use propane that's a big selling point in the area - Mom had to pay $700 to get her tank HALF-filled and it only lasted her a month!

We are in no hurry and thought we would start with posting here for just this kind of feedback...we hope to find the right folks...kind of like us but much younger and wiser and ready to take full advantage of what this land has to offer....we thought it was important to show all seasons and just as everything looks normally....can't wait for some signs of green though, this was a long winter

We are starting to advertize....Owner financing is possible with at least one half down...We have decided that ~~$110,000~~$100,000 is a more realistic price. Lots of possiblity here for two or three families to live in seclusion and work together setting up a permaculture paradise.

This picture is of the entrance to the 'corner' six acres. It falls into a natural division from the rest of the forty by the fence along two sides of the corner, the driveway to the house and the right of way to a neighbor's field. We had always thought it would be a perfect small homestead on it's own....lots of trees, rocks, a small pond, southish facing slope at the pond for hugels and forest garden.
For us it has been a walking path.

That is a Sweet piece of land! I have some friends that are wanting to move up to that area. I'll be telling them to get in touch with you next week. I'll post here if they are interested, I am not sure how much land they are wanting but I can say this, if it were me in the market still, I'd be knocking on your door this next weekend. Unfortunately, I just bought our land in Vilonia last year. I'll be watching this thread in case you sell it before I can find you an interested party.

Hi, Bryant....and thanks, it is indeed a wonderful piece of land....if only it had been the spot we began with in our twenties! Thanks for referring folks, they are still welcome to get in touch although we have a very likely sale coming up, but not on paper yet. I'll post here if an when it is definite. We are so immersed in spring in the Ozarks that it is hard to think about moving...one of the conditions of the sale is that we need six months to slip out of here and these folks are good with that. They are actually really wonderful and I hope they are the 'ones'.

Great News, how wonderful that would be for you. I told one couple about it yesterday but they are still wanting to work in Little Rock and said it was to far a drive for now. Here's hoping those folks are the right ones and will sign the contract soon, I know that would put your mind at ease.

False alarm...they didn't have the finances available that they thought they would....so we are still for sale.
We really want to encourage two to three families to buy in and share the land. The existing house needs repair but is 'livable'. Lot's of excellent home sites that could be permie friendly. ...trees...rocks...soil....water...clay.....

a bit more about this land.........It lies just south of the Boston Mountain escarpment, so the soils (Linker and Mountainburg) are moderately deep to shallow sandy loams, brown or yellowish, derived from sand and siltstones. About fifty feet below limestones start, and stretch on north into missouri.
The house is at 1286' elevation and the nearest town is at about 700'.
The forest is the drier western version of the Southern Highlands, mostly oaks and hickories, with others...short leaf pine, black gums, red maple, cedar, ash, cherry and walnut. The neighboring land here is in woods or cattle farming. Average rainfall is about fifty inches, the majority winter and spring... with occasional droughts or floods Temperature averages about 70 degrees F....meaning rarely below 0F in winter but more commonly over 100F in summer...usually 20-50's F in winter and 60-90's F in summer. This summer has been unusually rainy and cool.

Beautiful property and beautiful location, ma'am. If I had the money I would snatch it up in a heartbeat. I am currently trying to exit the hamster wheel by beginning the process of living off of some land that my father has. 18 acres down here in Sheridan, about 30 miles south of Little Rock.

Pops and I just had a conversation the other day about how beautiful that neck of the woods is and how we'd enjoy farmsteading there.

Our land has not sold yet and we don't expect much to happen over the winter........we'll push it a little harder in the spring. Time now to focus on keeping warm! 'They' say this is gonna be a serious winter here....and judging from this week, it's not just a rumor

I plan on starting a thread soon, but right now I'm focusing on building a small cabin to live in. (Using traditional, mainstream methods unfortunately, due to time and money constraints)

So obviously, I have just got the ball rolling and the amount of questions I have would take days to type. lol

For now I'll have to keep observing/planning my land and watching relevant threads here on Permies.

If you ever have a project you need help with, be sure to let me know and maybe I could make the journey up sometime. I know it's not always feasible to have short term, unexperienced help, but if the situation arises, I'd love to trade some hard labor for your knowledge.

These pictures are of a corner of this forty...a six acre area that could be easily split off for another homestead. We considered selling it separately for awhile and always thought it would be a great place for a small farm...one of several on this land. We are only interested in selling the forty as one piece now though.

The pictures follow a walking path we cleared...we get some of our firewood from there and many shiitake logs, as part of it was pasture about 25 years ago and all of the cut trees have grown back with three or four trunks that are the perfect size for shiitake logs. There were many chanterelles there this last summer and no poison ivy

small huckelberry bushes and muscadines that would all benefit from some strategic thinning of trees.

hi neighbor, would you do me a favor please? I would like to know the name of the wild bush that grows here & there, (it isn't Privet, that has black berries), but your snap shots 753 & 758 shows it...do ya know the name of it? I've always called them alders...but I'm usually wrong.

Hi, James............753 is a farkleberry or winterberry I'm pretty sure. I would have to go out the path and check...I know there are some out there. We hardly every find one with enough fruit to bother with, sometimes a few are left dried on the bush over the winter and they are pretty bland. I'll take a picture of the one that I know for sure is farkleberry when we are back out there......winter silhouette is always good.

758 is shrubby st john's wort. At least that is what the shape looks like to me although I can't see any yellow flowers and all of the others were blooming then. I am certain of the ID in 726 and across the pond in 787...both are blooming shrubby st john's wort. There is a spotted st john's wort here also that has some medicinal value. It is a small plant, not a shrub, and it's flower petals have visible small red spots.

The pictures aren't good enough for plant ID I'm afraid......

Oh thanks neighbor, Farkleberry~~~how funny a name is that? I never would have guessed that name, but I searched it out further on the net, after your ID, tyty!

Well I like the shrub, it has a crooked & wild shape, and yet reminds me somewhat of a crepe myrtle, it is slow growing in the woods, and the pollinators seems to like the white blooms, I think the deer like the cover of it.
