From my own life experiences, the cheapest way for us to get a house was....
1- build as much of it that we could by ourselves.
2- downsize!!!
The smaller the building, the less it can cost, as long as you don't get fancy. I built ours to be functional but minimalistic. We also choose local materials when it was an option. Local often meant cheaper in cost.
