The one little detail that I never see on farms for sale. IDC how much you're asking for the place. The only thing I care about is what will the return on the investment be! Thank you for sharing this here AND this detail. Too many farmers out there trying to sell farms and no one wants to give you an idea of how long it'd take to pay the place off. I am NOT doing a 30yr loan for a place even though I'd love to own a farm. Beautiful looking opportunity, I hope you find a buyer. I'm not interested in being in Michigan myself though.

That sounds relatively cheap. Just for the assets, assuming there is no outstanding liabilities, other than the asking price.
Aka comcast internet contract, Xerox contract, back taxes, the guy that fixed the roof. Back pay to consultant John Smith from 9months ago.
Maybe legally dissolve everything and start fresh to avoid any prior biz entanglement. But a good review of financials and some type or title+liability insurance should be good.
