I have 7 1/2 acres of South facing land with good water just off good quality paved road within 8 miles of city. I'm just off the trans Canada Trail and it's a short walk through the forest to the river. The garden and building site are on high fairly level ground about 120 feet above the river. A seasonal stream plummets over 100 feet into the river valley and I hope to one day harness this amazing potential for electricity. Approximately 2 acres are suitable for farming intensively. My business doesn't currently allow me the time to pursue farming as I don't live near the property. You would need to be largely self sufficient since I'm not looking for a babysitting job but I would give whatever help you need in securing resources. I will be building a large post and beam house with four bed and breakfast suites. This home will be off grid but not lacking in modern conveniences. It will be solar heated with attached greenhouses and one or more thermal mass heaters which will also serve as Trombe walls and air conditioners. I may become one of your best customers for produce as my customers for the bed-and-breakfast and my camping bus business all need to eat.
This offer is available to an individual, a couple or to a small group of like-minded individuals. I don't buy into any of the lefty politics I have seen amongst some ecologically minded groups. I'm all for saving the environment and have made my living doing so for most of my life. I have no tolerance for laziness and would never consider sharing with idle dreamers. I'm in the business of disposing of unwanted buildings and therefore have abundant resources available to me for free. If you are fit, capable and willing you could work at this part time and I could teach you everything needed for you to do this on your own.
I envision a relationship lasting five years or more. I am not a fan of the HIPPY SLAVERY for housing model that I've seen at some organic farms. You would be running your own business growing and selling produce and if you do any work on the house or help me in my other ventures you would be paid for that in cash or trade. Cigarette smokers, druggies,heavy drinkers and pit bull owners need not apply.
I have no intention of ever selling any portion of my property and do not wish to create a shantytown of hangers on. You would be able to live for almost nothing and buy your own place within five years if you are at all productive. The climate here is very forgiving and has given me greater returns on my gardening labor than anywhere else I have lived.

Update. I've done quite a bit of work at the property. Regraded the road, thinned out areas of forest and built about 800 ft.² of hugel beds. A greenhouse/spa centered around a rocket stove fired hot tub is next. Turning large area of natural forest into a public access bird sanctuary with hiking trails. Have a tenant living there in his fifth wheel trailer. He owns an excavator and is helping with property improvements but has no interest in gardening.
I am an honest hard working stable invester. Let me rent the 2 acers. How much is the rent on just the land. I'll make a $1000 down payment today for a five year contract and a rent recipt. I'll never bring anyone or do anything dumb. I have all the seeds and know how. I have no land in Canada and all kinds of crops to plant. , I also have a government subsity, even though you know I don't agree with that. To turn down one of the most diverse growers on the island would be an insult. I may have a buyer for some nutrients wich I can harvest from the crown land.
