Hi CCChristin,
As far as I know the property is still available. It is 10 ACRES of commercial orchard, peach and some cherry. The soil is good, been irrigated / fruit farmed for at least 40 years. It has irrigation water (that's how we do it in the western Colorado desert, you own the share of water, and you pay a yearly fee for 6 months of water. The water I get is from the Gunnison, I think the Orchard Mesa water is from the Colorado-- there is not much industry up river. It is good water.)
This is a good value for what it is. A business, land and a home. I think the asking price is about $400,000. Sounds like a lot of money, but it is a grand opportunity.
I have two interests in it, ONE, I would hate to see the owner knock down all the trees so that the land would be more salable.... a subdivision perhaps? TWO, the seller is a tough and spritely woman in her 80s who wants to be done with farming. She wants to sell while she is still able to live independently. She wants to "live in a little house on a hill", but she said with a twinkle, if the property doesn't sell, she may have to go to a nursing home when she finally does sell. A nursing home is no place for her, or anyone!
Best luck: satisfaction
