I'm in Southern California and the weather has been pretty constant.  I think the tree must be 10+ years old, but I couldn't say for sure because I did not plant it.  I have been watering fairly generously the past couple of months.  Could too much water also do that?

It did produce a ton of fruit for a few years, but nothing last year.

I have a persimmon tree that did not produce any fruit last year but it looks like it might this time around.  However, I've noticed that A LOT of them are falling off the tree as soon as they get to the size of a pea.  Is this normal?  Is there something that I should be doing to prevent this from happening?  Any advice would be appreciated.

What a beautiful place!  Thanks for sharing the photos.  I'd love to one day own and live somewhere like that!

Where does one begin their search for land/property to live on?  Is there a beginner's guide somewhere?  I'm nowhere close to ready for any of it but I'd like to begin my search now to prepare myself.  Any advice to guide me in the right direction would be forever appreciated.  Thanks in advance!  =)
