10 wooded acres with creek and cabin, gazebo, and fencing — between Booneville and Greenwood, AR

Just wanted to let everyone know of an opportunity in the Arkansas River Valley (western Arkansas), with Fort Smith being the closest large city (about 45 minutes away). This isn't my property, but a property down the street from me -- and my partner and I would love to see more permie/homestead-minded people moving into the area! The property is on 10 acres, has some gardening areas set up, and a structure with seemingly good bones.

I've never been inside myself, but according to the public listing, the house is a 1991 cabin-style place. One bedroom looks like it has a kitchenette, so a parent, a guest, or someone working on the land could have a separate setup without building first. Inside seems to be a mish-mosh of ideas and old ways — spiral stair, old doors, vaulted cieling bedroom, causeway over the kitchen/living room. Heat is electric; the listing also notes a wood stove. Municipal water is already hooked up; and there seems to also be a well on the property. The listing says the septic was recently replaced. I believe it's connected to electrical grid, because electrical lines service everyone around us.

Outside there is a garden plot already cleared, a big gazebo over the creek with a firepit, a small greenhouse, and outbuildings the listing calls workshop / storage / well house. The last owner had a couple donkeys and goats. The property is a wooded area on a significant slope and a creek, a large drainage area on the west-end of the property, and a small open pasture in the front of the house; so if you need ten acres of grass for cattle this is the wrong listing, but we do know the previous owner had small donkeys and goats.

The honest tradeoff: this neighborhood borders Fort Chaffee -- so the surrounding land is almost guaranteed not to be developed on the one hand, but occasional loud noise from the training center on the other hand. When they run artillery, mortars, or helicopters you can hear it, sometimes at night. Around here it is not every week. It comes in stretches a few times a year, then it is quiet again. A lot of people who live on this side of the base treat it as the reason land still costs what it costs instead of Northwest Arkansas prices (PS, the NWA area is booming, including XNA airport, and is just ~2 hours away on highway 49, which is also currently being renovated). If the occasional military sound would wreck your nerves, this neighborhood probably isn't a good fit for you. If you can live with a handful of noisy weeks in exchange for woods, a creek, and being an easy drive to Fort Smith or Booneville, this is one of the more usable small places on sale nearby us.

I am not selling it, I don't know the previous owners, and I do not get a cut. I would just rather a homesteader end up at the end of the road than someone who wants another version of suburbia.
