Hi, Danielle....yes, our land is still for sale. We have someone whom we've given until the first of March to say yes or no but please tell your friend to get in touch through this site if possible. They could just send me a PM here or post on this thread. After the first of April we will probably list with a realtor. Thanks for checking

ok great. i emailed my friend, Mike, and so he will get to you if he is indeed interested. I wish it were me that could come scout your land! I love FR and am currently building a project here, but my number two choice is the Arkansas Ozarks by far... an untapped gem ... Good Luck!

*UPDATE*

We are coming up on the first of March and have no definite buyer. The price is at $110,000 $100,000.
We are sorting and moving somethings along to a storage unit in the little town we intend to end up in, so we won't need the 6 months to move as mentioned in an earlier post.
We could possibly consider owner financing if there was a substantial down payment and then monthly installments for five years at the most. We are open to variations on that or other ideas so that we could sell to someone who might see the full potential of this land and move it forward into permaculture in a way we haven't been able to.

Another try before we list with a realtor and the price goes back up. We've lowered it to $100,000 but when listed I think it will be pushed back up to close to the original price.

I've attached a snip of a google image of part of the forty acres. This shows most of the front twenty, It is a long forty and the rest is just as wooded. The cleared areas near the house maybe add up to two acres total. You can see our deer fenced garden and the small pond on the corner six acres that we always thought would be a nice small homestead on its own. Lots of space for two or three families and lots of hardwood trees, rocks and clay for building.

...as noted in my first post we have reduced the price to $105,000....here is a better google image of the forty and the surrounding land. My outline is pretty accurate. The upper boundery actually has a cut out for the big pond on the left to be included in the neighbors land and a reverse cutout to the right on that same border so that the old homestead site is included on ours. You can see a darker area of woods across the middle that indicates the bluff line.

most recent 'ad' .....40 wooded acres at end of road 7 miles S of Mountain View, mature hardwood trees throughout, small pond, many possible house sites. Organic gardens (one deer fenced), fruit trees, perennial flowers, shiitake set up; also a garden shed and 300 sq ft shop. Existing 1980's 4 bedroom two story 1596 sq. ft. house is unfinished and needs repair; city water and electric, sleeping porch off master bedroom, glass front wood heat stove, attic fan, two unfinished bathrooms, composting toilets.

Hello Judith,
Wow your home is beautiful! Is it still for sale? My sister and I have $25,000 cash. I understand that earlier in the thread you mentioned wanting at least half the final price in order to consider owner financing. But I thought I could let you know we would be happy to pay a higher interest rate in order to make up for our smaller down payment.
If there is another family out there with just a bit of cash like my sister and I. We are open to partnering with other open minded permies
Another option, have you considered subdividing the land in half? 20 acres with structures would make it more affordable for some people.

Surely a group buy is a no brainer for people who are nearby?

Hi, Luna....thanks and yes, it's still for sale. I wish we could consider your offer but owner financing was something we were thinking about before we listed the property with a realtor. What we really hoped would happen is that two or three families or individuals would go together to buy the whole thing....that still could happen
Keep in touch...we are planning to have it listed for a year but after that we might be open to more options again.

We are officially lowering the price with the Realtor on Tuesday....here's an early heads up for permies only...... $98,500.

We really want to sell and get moved and settled into a new (and as yet unknown) place before winter.

If you check in with the realtor before tuesday mention that you saw it at permies.com

we closed on the sale today....wonderful folks bought our place and even better they are into permaculture.

Hooray. I'm sure that most of us fear that the new owners will be into Miracle-Grow, or other such nonsense.
It is nice to know that all of your work will not be erased by some chemical-freak.

We hoped we would find folks who could appreciate this land and not be obsessed about the house not having a flush toilet and we finally did...
They have livestock including milk goats and they are young enough to make this place into a permaculture paradise.......

We've lived back where we can't see or hear neighbors for forty years now....time to see if we have any social skills left when we move to 'town'..... a village of almost 500 folks...no animal restrictions, we can bring our sheep
