well we still haven't found a place yet. I'm excited though because we will be checking out a place soon that has 42 acres! I never thought we would be able to find a place with so much land. it is in the "mountains" though, or what passes for mountains around here but the pictures show a little open and flat or gently sloping land so I'm keeping my fingers crossed that there will be enough for our needs.

looked at a place nearby last week that had ten acres but once again all the land was straight  up the side of a big rocky hill. beautiful but there was seriously no place for a substantial garden and of course what little flat area had been carved out for the house was practically barren, like a gravel drive.

another place we checked out that is fsbo had nice lookng productive land, fruit trees etc.. not vey private but I guess I can't be too picky. but I'm afraid they may be a bit to proud of it and we may not get it in our price range. seems to be at least partial owner built and has weird quirks. expensive custom features coupled with super dirt cheapo parts. kinda weird.  steam shower is nice but I would rather have a hassle free brick exterior or metal roof or at least an overhang over the front door to keep the sill from rotting. There is a fancy shmancy tub but one of the halls is done in press board.  I guess they have slightly diff priorities than me.

When I was looking for a place to buy, I ran across a place like that.  It was like it was built by city yuppies who were big on appearances but lacking in sense about basics.  It also had a strange layout, and floors that went up and down about four inches.  Easy to trip over.

The owner was a State employee. Maybe that explains it?

explains everything  .

we are very close to making an offer on the quirky place, with all its quizzical features. they have come to us with two offers already, they just found out they had an offer accepted on a new place for themselves and already told us they have lost two deals already because the offers were contingent on the sale of their current house and they had already accepted two offers on this place that fell through because of financing. I think if we tell them we have a pre-approval letter and make an offer they might just be fed up enough to take it. if they don't take we will just tell them we are making offers on  places in the order we want them and if they change their mind call us. we might still be looking

Poker techniques can be useful for all sorts of deals.

Good luck on getting what you want.
