So I've finally found a legitimate source for buying land with little money down and low monthly payments. I went out to the property and it has tons of homesteading potential. The company has numerous other parcels all over America for sale too. I guess a lot of people think they want to live in the country but when faced with reality run back to the cities. They buy up this 'foreclosed' and abandoned land and sell it for only a slight profit.
The land I am buying has no rural water or electric lines so it is truly off grid. There is a pond and a seasonal creek plus I can easily truck in water till I can afford to drill a well. Some of the neighbors have wells and electric lines so it's possible, just not in my budget at this time. There are no restrictions on building your own style of eco friendly home and camping onsite while you do so. The only animal restrictions are no puppy mills or hog houses, but I don't think too many permie people would have those anyway. Each parcel has different restrictions but the ones I looked into were all what I was after.  I'm not sure if I'm supposed to post links here or not, so moosage me and I will send you the link.
