My husband and I are trying to buy 66 acres in northeast Texas. Most of the
land is on a flood plane and I just got curious as to what other people paid for flood plane land and what they subsequently did with it. We are thinking of growing Pecan
trees and of
course, he's going to have a few animals and raise
hay or other grasses to keep an Agricultural Exemption on the 63 that are in the flood plane. Supremely interested in what you can do with it so how much
should we pay since it's not really useful for too much other than it's pretty and keeps an open space for us to play with. The 2.7 acres that are not on the flood plane will have the house, a barn etc. The rest of land is adjacent to those 2.7 acres and there is a creek that runs at the bottom of the hill at the far end of the 63 acres. The house lot is adjacent to the developers in progress houses so we are the last house on the block and it's clear that the rains flow down the rear of the 2.7 acres and across the middle of the 63 acres to the creek below. So dry creek through the middle, and a running creek at the bottom.
