Vic, Barcelona - restoration agriculture/tannery pollution questions

Hi all,

I'm considering buying repossesed land in Vic. Satellite views look promising - between arable land and housing developments on the western edge of the town. It's not terribly expensive and is zoned buildable (!) I'm still awaiting more info from the agent, but wonder if any permies know Vic well enough to answer some questions.

There's a 1.4 acre lot and/or 1.5 acre adjacent lot I'm keen on.

Is it cheap because the Garri river floods?

Is it cheap because of pollution from historical tanneries? Is anyone knowledgable about restoration ag practices for land adjacent to leather tanning? (Neighbors in satellite view have kitchen or market garden, which is encouraging, but it's not proof of safety from major contaminants.)

What is the soil composition like? Testing makes sense, but getting a general idea onlineor  from farmers currently working the land would give me a headstart since I don't own it and live 2 hrs away by train in Sant Cugat. Is there a free tool permies use to figure this out?

What do they grow in the neighboring tilled fields? (Vic is known for pork production for fuet, a cured meat popular in Catalunya, so maybe it's pig fodder?)

My 1 year plan is establishing a diverse perennial herbal ley suitable for rotational sheep grazing, bees, coturnix quail/poultry. My 2 year plan is fences and a barn and finishing store lambs in the warmer part of the year as soon as I can get permission to have the animals. Maybe a kitchen garden, fodder beets and butternut or pumpkins, too? My 5-10 year plan is a human residence adequate for the snowy season and a shift to keeping hearty dairy or dual-purpose ewes year round.

I'm Catalan by marriage and J will translate things from Spanish or Catalan but isn't really keen. I wish I had a connection at the university or an in with a local group like the UK's AHDB Beef and Lamb.

Can I order seeds from the UK post-Brexit? Sanfoin, chicory, clovers, plantago, rye...is there a comprehensive list of everything sheep will eat? Or do people just learn the main things to avoid?

I'd be grateful for referrals to a Vic valley small ruminant veterinarian, sheep breeders/markets (How can Santa Teresa only be in October?), abattoir, farm supply/fencing resources, local permie-friendly, energy-efficient architect who understands that even though it's in Spain, Vic has 30 inches of annual precipitation including months of freezing with snow!

Undoubtedly I'm asking too much, but if you have insight into any piece of this I'm all ears.

Have you ever visited Vic?
I can't speak to the particular property, but when I visited the town years ago it was a beautiful place that unfortunately just stunk unbearably. Even in the middle of town it smelled like you were in a feedlot. It makes me think that at least in the past there was very lax regulation about storage/disposal of waste from the huge pork farms.  This is old info, I haven't been there in 20 years now, but if the land seems to cheap to be true this might be one reason.

It turns out the listing was wrong. Not zoned buildable. I had a few days of daydreaming of all of the aromatics I would grow to counteract the smell before the agent got back to me. Also for anyone else who looks into the Vic plain...the rivers are quite contaminated. The data I found on researchgate about the Gurri River was stale, but showed twice the acceptable mercury levels and wildly high nitrates from local ag. Back to the drawing board.
