Manifesting Our Dream Property

This is one magic gem of a property we are looking for, and it could take 10 years or more to find it and get it.

From experiences and feelings, to thoughts and ideas, now words, great things manifest.

"Luck is when chance meets preparedness."

Ideal property is somewhere on the West coastish, U.S.

South Washington would be ideal
Oregon, California could work.


The property is between 100-1000 acres. Current ideal is between 2-300.

The property has either year round lake, large ponds, or ideally flowing water.

Property includes the south face of a very large hill with panoramic view of sunset, sky, and the surrounding area.

Property has both coniferous and deciduous forest, and is within a few hours of the ocean.

A functioning well would be awesome!


Current estimated budget 1million dollars.

Current ideal situation could offer owner financing with a significant percentage down, but we will manifest the money one way or another when the right place comes along.

Of course other features like a large shop etc are nice plusses.

I recall using landwatch.com when I was searching several years ago, you can select areas and put in minimum acres. Lately prices for most real property has skyrocketed, and you'll definitely want to find something with an existing, permitted well as Washington passed the Hirst decision that says a county can deny a well permit even for personal home use if it impacts existing properties: https://ecology.wa.gov/Water-Shorelines/Water-supply/Water-rights/Case-law/Hirst-decision

The Cob Cottage company ( http://www.cobcottage.com/ ) is on a 400+ acre property which I heard is in a land trust, and it sounds like they are looking for someone to purchase that trust so they can remain: https://www.gofundme.com/f/save-cob-cottage-company and due to the trust it might be affordable per acre compared to everything else right now, assuming the owner is trying to sell. CCC uses a year-round creek for their water and it's in a great location a few miles from the coast in SW Oregon.

I've heard Washington can be picky about water rights, I would contact each county and ask about their rules on water retention like rain gutter storage or using pond/creek water. Once you have some that meet your needs, you can check sites to see what is out there. Owner financing is usually the only option if you can't pay cash.

Sounds a lot like our property. I'm in southern Oregon, about 3 hours from coast. We have 80 acres surrounded by hundreds more acres of BLM land. Southern facing slope with gorgeous views. A year round pond, a couple of seasonal watering holes and a seasonal stream. Our property is split between a mixed conifer/evergreen forest and oak chaparral. We have two houses, an operational well, a large off-grid solar array, a large pole barn.

Our neighbors are selling their place right now. They only have 45 acres but it also has two houses. One log house and a small cabin. It doesn't have a pond but abuts the creek. Also off-grid. Obviously similar foresting. They also have a natural spring as well as the well. It also has a 4 car garage that can be used as a workshop. Being off-grid it's difficult to get loans. They might be interested in alternative financing. PM me if you would like more information. I think that they are asking $650,000 for it.
