Sharing a lot I own in Pocono Springs, a gated community in northeastern PA (Gouldsboro, Wayne County). It's 0.41 acres, residential, and it passed soil + perc testing this April — so it's cleared for a septic system and ready to build on.

The community allows stick-built, modular, or manufactured homes (single-family, 1,000+ sq ft) with their approval. It's a POA setup — dues are about $83/mo while the lot is vacant. Wooded Pocono setting.

I'd rather it go to someone who'll actually use it. Asking $9,800, or I can carry the financing with $1,500 down and monthly payments (terms flexible).
