About 32 acres in western MO

I have about 32 acres about 9O miles south of KC MO. It's near I 49 on a paved road. It's mostly crop land now. There are hedge rows around some of the edges. It is partially fenced. There is a pond with an island and a metal barn 24"x36" abut 8 years old. It has 3 young fruit trees, a mulberry, and a wild plum thicket. 8 Bee hives are negotiable.

I don't have a realtor and haven't decided on a price yet. I'm trying to see if anyone's interested in the land for something other than modern agriculture. It seems like it might be a good place for an orchard, vineyard, or market gardening. I can't find a realtor that will try to market it that way. I'd consider any serious offers. I might me willing to sell just part of it.

It is rented for next year, but I think I could probably buy out of that as long as he hasn't planted anything yet.

I'm not aware of any zoning laws or building codes, except for something about sewer systems. As far as I know the county doesn't have an inspector.

I just put up a sign yesterday. I'd rather sell it a permie. I've got around 100,000 in it. I want to at least get that back and maybe a small profit. I'm looking for offers for now. I haven't talked to a realtor or set a price yet. I would consider selling just part of the property, especially it it was to someone who wanted to get into permaculture.

I'm wanting some funds to buy some woods.

I've decided that I'd prefer to sell 1/3 to 2/3's of this property and keep the rest to possibly build a cabin on some day and of course plant a lot of trees.

I sold 22 acres, so I've got ten left.  I'm thinking about about keeping 7 for my own project. That leaves me with a three acre tract that I might sell. It's pretty flat cropland now. Paved road. Water and electric nearby. Fenced on one side. I haven't decided on a price. It makes a lot of difference to me how the land will be used because I may build a house right next to it eventually. About 5 miles from a town of around 9000, Nevada ,MO.

This is not currently for sale. I'm planting trees this year and next. I may want to sell in a few years.
