How to go about selling a land

My husband and I Own 138 acres in upper whitehead, ns. Our plan was to clear it and get it ready for horse pasture, vegetable growing and build a log house close to the stream. However, Carl got hurt and he will not be able to do much with the land, we put the land on sale with realtor but no luck, we even lowered the price to 45,000 and told the realtor that we are willing to take 35,000. Yet, we had no luck so far. Is it that hard to sell land in NS or is a realtor the wrong route to take?

Any advice will be appreciated

So given the description you listed I tried to find the property on landwatch.com and realtor.ca, but it did not show up. If I have trouble finding it, potential buyers will have trouble too. How is the realtor you hired advertising the property?

It is on MLS but you are right I do not see it on viewpoint as well. I do also see it on her website. I better communicate with her today and ask why it is not viewable on viewpoint

You have revealed your bottom price of $35,000. Buyers that see this will see it as the asking price. I would, and I'd try to get it for even less.

If an offer comes for less the 35,000 of course I will not accept as it is the lowest we can go. However, we will see what might happen the next few months. Some suggested to allow interested parties to work it for a fee.

While I realize your property doesn't represent that large of a commission to this broker, it's rather disappointing that there aren't any actual pictures of the property shown. Also, it looks like back in 2008-ish the property was on the market for 695 days, so probably best to just expect it to take a while to sell.

Oddly enough, my wife showed me this listing a few weeks ago.

I tried to contact the real estate agent as the images from the listing show 3 highlighted lots. There are the 2 lots which are clearly for sale here together, but there was also the waterfront lot highlighted and marked "for sale" which I was enquiring about.

I didn't hear anything back from your Realtor. Perhaps that's an issue in of itself.

Land in Nova Scotia takes a while to sell and is often difficult to finance. Have you thought about offering financing? That will probably move it much faster.
 
What's brown and sticky? ... a stick. Or a tiny ad.
