It looks like I will be taking a job out of state in the spring. This means I will need to
sell my property with mostly finished tiny house. I am going to post it here for a few weeks before I go to craigslist.
I have 10 acres in Elko county in North Eastern Nevada. The climate is Arid Zone 5. I believe it gets around 10" of rain a year(rainfall varies considerably in the area based on location). The property is about 10-15 miles from Montello, NV. There are a lot of other off gridders in the area. Most people are retired and living off saving and
retirement. There is not much industry in the area so this location would be better for retired individuals or couples or someone with
online income. The nearest jobs are going to be about 90 min away in either
Wells or Wendover. Everyone, I have met, is very friendly and they take care of one another.
The property is 10 acres facing south/south east. There a slight drainage in the middle of the property and another larger wash just off of the property. The
land has Utah Juniper covering maybe 15-20% of the property, the rest is sage brush prickly pear and grasses. I build the house in a lower part of he property on the eastern edge. From the house you can only see a glimpse of the highway and practically no other signs of people. There is a camper that a couple just dropped to the north, they are thinking of building a small cabin in the near future so there may be more neighbors in the future.
The house is a bowroof style cabin. It is 16 X 16 with an 8 X 16 sunroom on the south side and an 8 x 16 patio on the north side. The exterior of the house is almost completely finished. The sunroom needs a little bit more to get it finished and sealed as well. Most of the materials to finish the house are already on site and I will leave them. I think the sunroom, house exterior and patio could be finished up in 2-3 days work. The inside of the house has most of the insulation in place and extra insualtion ready to be installed. It is insulated with 4" foam insulation that is rated around R-30 so it
should be very warm and comfy. I also have about 10 more 4x8 panels of insulation I will throw in with the house. This could be the start of a very warm
solar greenhouse. Once the house is insulated it is a blank slate and ready to build out how you like. The house is off grid so
water is roof catchment or bringing it in. There is bulk water available in Montello, I think it is $50 for 500 gallons. Power would be best served by a combination of wind and
solar. There is a pretty constant afternoon wind and abundant sunshine. Property tax was just paid and it was around $13 for the year. Others have been living in the area as long as 18 years, so they are very knowledgeable about the area.
