Who is looking for pristine land in the beautiful Texas hill country with little to no unnatural e.m.f.?! No power lines. No cell towers close. Neighbor would be me (permaculture offgrid) and a few large ranch properties. Great neighbors. Perfect for your offgrid, permaculture paradise. A little under 125 acres. Not on market yet. I can ask. Generally all mineral rights in this area are always transferred when the owner has them. Also this area has no oil and gas drilling.

Water source is significant runoff or the multiple wells. Well water is excellent here. There is at least one working windmill on a well that I know of. We are at the top of a watershed and this area is the start of the rivers and streams for a lot of texas. When we bought our land it was during a major drought and the springs and rivers around here were great. I don't think there is a spring but I can check because there is one close by. There may be a seasonal creek running through. I'll have to check on the number of ponds. I haven't seen 100% of the property at the back but I can check it out and deliver the details if there is someone very serious about it. We are close friends with the neighbor who is selling it.

Altitude is approx. 1400'-1500', maybe closer to 1400'. I can probably get exact details on that if need be. Great views. Clear air. Again a super nice area of texas and this huge ranch.

Nearest gas station is maybe 14 or so miles. Which is in the nearest town. A couple larger towns are maybe 30 mins. away for major shopping or markets. It's tucked away in the country but not too far from markets if you choose to go there. One of the most scenic drives in texas is what you would drive to get to town.

In many parts of Texas the mineral rights do not entirely belong to the owner of the land.

Hey everyone, sorry for the slow responses. I live without internet and country time can sure fly sometimes.

I looked at some of the land as we were going to buy a piece of it but it fell through as they seem to want to just sell the whole thing once. It has a very nice pond on there with fish and at least one windmill pump near by, 2 or 3 wells, some good slope and other good qualities. Lots of potential. There is a few interested people already from the wine industry but nothing serious or concrete yet as far as I know.

Also, just to reiterate, I'm looking for neighbors interested in permaculture and not turning next door into the city. So people without an interest in consistent light pollution or chemical pollution or wireless signals and power line infrastructure (at least anywhere near us).

That is correct. This area's prices have gone way up recently. It's really nice land though, so the value is there. Plus all the improvements.

Attached is an aerial picture of it. The road access is from the area on the top left.

The high points of the land are at the top right, middle right, and bottom right. There is a nice working corral and funnel and whatnot in the top right corner of the picture. The pond at the bottom (top left of picture) is runoff from both of our properties. There is a well recently drilled down there. Another well is up closer to the big pond (where the windmill is also) and I'm not sure where the other one is right now. Water is great in this area. There are many source springs in this area for the watershed.

I just heard that there is a family interested in the land. I would like some of you permies families or people to really consider it if you're looking in the hill country.

Again, it has a lot of potential. Great land and area. Great views, water and neighbors. Lots of infrastructure and earthworks already in place. Ideal privacy setup if you ask me.

Hey Greg, unfortunately they are wanting to sell it all together.

Though, let me give a little update to everyone.

They seem to be holding on to it for the time being and there was some mention of raising the price way up to double or so. This whole area has inflated prices right now. I'm not really sure what they are doing with it. The realtor they talked to said $40,000 per acre isn't out of the question and things have been sold for more around here. If anyone still wants to go all in on that price it will still hold it's value, if not go up. This whole area is hot right now though I've heard the market in austin is not like it was so maybe it will chill out for a bit. I will update when I know more info. that is solid.
