Concrete block house. Arena barn. Water rights and irrigation well. Irrigation in place. Multiple pastures fenced and cross fenced, wood lot,  many large older trees, year round creek down the hill. 50+ miles riding trails out back gate on forest land. Nice neighbors ☺. Large mason bee hive.  539k with current owner available for assistance.  Why am I leaving this Shangri la? I have been doing this on my own too long. Will consider a renter.

Just 17min inland from Southern oregon coast and 10 to 30 degrees warmer! Than coast. I will try to upload pictures soon. But if you are interested I know how to send them via message to phone numbers. Thanks all for your interest!☺ soils are awesome and rich except for one small spot on farm and that spot is fine just not as awesome.
