Looking for a farm to buy

Hello all!
Looking to buy a farm for a selfsuficiency permaculture project. Here are the key features looked for:
- Secluded livable house (at least registered, ideally licensed with no structural construction needed. No direct neighbours)
- Land with ca. 1ha (can be less, depends on its "utility")
- Water course (actual running water course, one of the main features looked after.)
- Maximum budget 150k to 300k (Depends on what there is on the farm)
- Region, ideally Portugal or Europe overall. Open to other places around the world (not so much USA given the visa restrictions) as long as it keeps these features in mind. Water is key.

Are you looking for a running stream or river? Is that what you mean? I have a property in canada that has a well with great water. 9 miles away from the us border

Consider Bulgaria! I don't know a specific property to suggest, but for your budget you're almost sure to find something that meets your criteria.
