I have to sell my 2500sqft house in Eddington, Maine. It is not listed yet, but should be listed in the next couple of weeks. I wanted to give permies a heads up in case anyone is looking to buy something in that area. My wife and I are discussing price (I'm leaning towards lower price, faster sale, but she has not gotten back to me yet). Comps in the area are between $250k-$300K

It has 4 bedrooms (a 5th walk through room that could be used as a bedroom). Two bathrooms, large kitchen, playroom, basement under half the house, mudroom, and tiny office or pantry off the mudroom. There is a woodstove that will mostly heat most of the house by itself. Oil furnace with baseboard heat. On demand hot water heater or a hot water tank hooked to the boiler. Generator hookup with a generator that I can't get started. A 2 car garage with a storage/office area overhead. The storage area has a heatpump installed, but I never got around to insulate. One shed back in the field that I was going to try to turn into a sap shack. There are over 20 maples trees. Only 5 or 6 sugar maple, the rest are red maple. There is a small stream going across the corner. A couple old apple trees. Wild blueberries. A beautiful old oak tree in the back yard. There is a large area where I had four 20x30 garden beds. They have been abandoned for a year and over grown now, but they are there. A large pile of woodchips and the remnants of compost pile. Depending on the time of year you can see the lake through the trees across the street. Based on measuring satellite pictures there is about 1.5 to 2 acres cleared, with the rest wooded. Private well and septic. Plenty of room for animals. The area is zoned for light agriculture. There cannot be more than 1000lb of animal per acre. So this plot would be allowed up to 6000lb of animals at a time. While I hate having restrictions, that is actually quite a few animals if you add it up.

I will try to get more pictures posted, but here are a couple. The property lines on the satellite image are very approximate. If someone was interested, let me know. If you have any other questions, let me know. If I don't have to list it, I might be able to convince the real estate agent to do it for a smaller percentage :)

I assume you have sold this by now with the crazy buyers market that exists in Maine.

I’m thinking about selling myself but not sure as we are waiting for the real estate agent to tell me what everything is worth.

Eddington is a nice town. I got some friends that live there and my girlfriend taught school there last year. She lives with me now so got a job closer to home
