advice for first timers leasing ag land from private owner?

I know lots of variables come with leasing farmland, but what might be some helpful things you've learned or care to clarify in the beginning processes of starting a leases with private owners. This would be for zoned agricultural land ~1.5 acres

The lease is usually 3% of the land value so if the land is worth $10,000 if you were to buy it cash. Then the lease will be about $300. How much are you paying? Also folks might walk thru the land that you are leasing. They might also spray the land that you are leasing. they might also try to be helpful and cut the "permaculture weeds that you are growing".

I always did these arrangements on a handshake. Next time, I hope that the handshake affirms a promise that I will get to harvest any annual crops that I have already planted. It's so easy for people to die, get divorced, change jobs, or otherwise sell their land.

Vacant land is often a burden to it's owners. Many would be happy to pay you to take care of it for them. If they aren't paying you to grow vegetables, they might have to pay someone to cut it... So you are saving them a ton of money by growing vegetables. If people want anything at all, it's often just vegetables.

I would feel that the lease would include what the lease can and cannot do and anything else that is included?
