Klamath Falls, Oregon, where lakes, bald eagles, high desert, small mountains, and the Klamath river surround you.
This property is like a forest amidst a town. Two blocks from the county fairgrounds, three from the senior center, 3 blocks from the main bus depot where 5 busses stop, and a few blocks more to all other amenities, yet you have 1/3 acre with ten trees, three hugelculture beds, a 95-year old willow tree, a playhouse in a stump, and its all ready to build or bring in a pre-fab or mobile home. the upper part slopes, so two beds are made with terrace walls.
We are asking only $36,000 and with $20K down, we will carry the rest for up to 18 months if buyer vetts as powerful.

Klamath Falls gets snow in winter, but not more than a foot or two. the main streets are plowed often. its wheelchair friendly.
Skylakes hospital is nearby, a new, full-service medical center. Oregon Institute of Technology and Klamath Comunity college offer great education resources. The local office of Oregon State University acts as a outreach for the many local farmers, with experts on everything from bees to bonnets, and a master gardener class.
4 blocks from a future community center and thrift store, and the main street lined with stores and restaurants.
Behind the lot is a storage yard for the Fairgrounds maintenance department.
Includes three raised beds with retaining walls, fully fertilized, with compost on top and buried wood debris to provide future fertilization.
Flat area for building a 32' x 45' home near the front, and room near the back to build or install a small 1-bedroom home.
New Prefab 1-bedroom and 2-bedroom homes are available locally, for around $100,000- 150,000.
