try 50/50 mix of pine tar and mineral spirits. pretreatment wood with a 1 part borax + 1 part boric acid dissolved in hot water and stopped on with a brush, Let it dry, repeat. the borax solution will kill termites, carpenter ants etc and in case of fire, borax and boric acid solution will only allow the surface to char and not catch fore.

treat rock and concrete footers and foundations with 2 or 3 coats of pine tar mix to seal up the pores in stone/concrete and put it on lag screws and bolts to keep them from rusting and out.
