This property has so much potential! I'm posting it for sale for my mom.
25 acres on Beaver creek - pasture and woods
Owning both sides of creek for peace and privacy.
Neighbors are few but all have nice farms and homes.
Cabin is a work in progress. It was built with local oak. It is without insulation but she has the supplies needed for insulating. It will all be included with sale.
It has a caste iron wood stove and two solar panels. It has an open floor plan and back porch over looking pasture,woods, and creek. The second floor is a large open loft. The well is freshly dug close to cabin. The water tastes really good. There is also a spring down by the creek!

Grants through USDA available for fensing and high tunnel green house. Also awesome conservation program offering .25 cent trees every november. Wide variety from mulberry, paw paw, elder berry, walnut, etc.

14 miles to ava (population 3,000ish) and 1 hour to larger city of Springfield (population 200,000ish) and 1.5 hours to Branson (popular vacation destination) aka Midwest Las Vegas.

Mother Earth news reported Ava, Mo as one of the greatest places you've never heard of.
It is a homesteading area in SW missouri in the "Ozark Mountains"
Ava has a locally owned natural food store, yoga studio, organic cafe, and a good farmers market. Its pretty unique for a relatively small town
(It also has a Wal-Mart and other big companies.)

Bakers Creek Heirloom Seeds Farm is nearby. They have festivals and events throughout the summer. My sister worked for them and they pay well for their gardeners, seed stockers, etc.(also get great discount on seeds)
Bakers creek also has a vegan Thai cafe with locally sourced veggies and fruits. The price for food there is donational!
One of my favorite things about this area is the Amish and minonite communities. During the summer there is a Amish fruit and veggie sale every week. Boxes or pallets full of organic produce grown locally by these communities are auctioned off for very cheap! Its kinda an awesome secret in this area
There is also a discount store called shetlers with tons of organic food for insanely cheap! We have our pantry stocked with organic food for less then 1/4 of the full price.
This area offers very affordable living.

Climate- 50" rain per year. Winter is relatively mild.
There's a saying in Missouri "If you don't like the weather, wait a minute."
