Want to live the permaculture dream but can’t afford the upfront cost of your own land? Or maybe itching to test out if this is for you?
There are a lot of people my farm would be absolutely perfect for. And in times like these, with the pandemic, farms like mine are some of the safest places you can be. The land can produce nearly all your needs.
I have had to move out for work, and will be gone for the foreseeable future. So, I need to rent out my property to someone who will love it and care for it as I do.

Many of strong systems have already been established:
Strong perimeter fencing around 7 acres(to use rotational grazing with)
Bio-intensive beds, raised wicking beds & totes to grow annuals in
Many fruit & nut trees, as well as perennial vegetables in production
My property, and surrounding properties sloped for maximum water catchment to pond
Greenhouse for starting seedling & overwintering poultry/small animals
Fenced chicken coop area for raising meat birds (though could be put to other purposes)

About My Farm Itself

My farm has been being restructured slowly over the last six years. It has a food forest and a variety of perennial delights with support species in place (such as comfrey with its deep rooted nutrient accumulation, and Siberian pea shrub with its nitrogen fixing and fast growth. Both of which work as livestock feed too!)  There is a stable, stocked ½ acre pond on the property, believed to be spring fed (it is older than I am, I have an aerial photo of the pond from over 30 years ago! Think of the lazy afternoons fishing up bass or bluegill.) There is a mated pair of bald eagles that frequent the pond. (This is why there is bird netting over the areas my chickens roam!)

Come Spring, the property is covered in blankets of lovely wildflowers. It always exudes a calming parklike atmosphere. I have been teaching others about aquaponics, permaculture design, rotational grazing, biointensive gardening, food preservation, and wicking beds. We have established a market garden with over 2,000 strawberry plants, and a large 25ft X 70ft bio-intensive plot. On top of this, we were growing mushrooms and Easter egger eggs. Though a person could really use this property to produce almost any food they wanted, and make a strong living on top of feeding their family. The property is well fed and in an area of high rainfall so it would be an excellent place to establish a market garden if one decided to do so. Or there are a million business opportunities with such a property.

All this among lovely established oak trees on the front 2 or so acres, I have turned it into a paradise I hate leaving behind, especially with the pandemic! I built my farm to protect my family and I through such events. I have been producing several thousands of pounds of food every year and feeding several families by myself with a farmhand helping less than 10 hours a week (which I only had the last 2 years, because of health issues arising.) Even what yard there is, has been geared towards edibility with a plethora of wild edibles such as dandelion, plantain, lamb’s quarters, sorrel, and the like, I have encouraged these "weeds". I have not used any pesticides or herbicides on my property since I bought it nearly a decade ago! (With the goal of phasing the yard out entirely as perennials take over.)

Benefit from the loads of fruit, nuts, & veggies the property can and is producing. Sell what you cannot eat at the local farmer's market or store it for later on. Established systems, if you don't want to start from scratch then this will be perfect for you.

You can see the comfrey surrounding the base of the production tree, and a variety of salad in the yard.


There is a green house, though its wooden ends need redone now. It has a chicken tractor in it that can be used for poultry or rabbits. There is roughly 7 acres of fenced pasture with very nice hog/cattle combo panels surrounding. Meaning a fence strong enough for cattle, pigs, goats, and/or sheep. There is a school bus turned chicken coop and attached duck enclosure. There is a barn with lean-to for animals during nasty weather/to house new mums & babies. There is also a reducing gate system to a loading area for easy loading and careful introductions/quarantining of new livestock. I have also used this area as a nursery for when an animal is expecting.  We like to use this as a treat area when not in other use, so animals come right on up for their treats every day and as where the animals come to get water.
There are also dozens of wicking tubs on the property, many with perennial herbs like rosemary, catmint, thyme, and wormwood. Also two 4’X12’ wicking beds that are designed to easily attach trellising, or hoops to for year round gardening. And finally a very nice powered workshop for winter projects and tool storage.
The house itself is a cozy 2-bedroom, 1-bath with a nice office. It has many built-ins throughout with central heating and air. It has a covered plant room, and spacious pantry. Comes with washer, dryer, refrigerator, stove, and chest freezer. The highlights of the house are a hallway with floor to ceiling lit bookshelves and an office with custom made desks and shelving. The rooves of almost all outbuildings have guttering for diverting rainwater to storage or plantings as you desire.
I am open to most additions/changes, some things I will be willing to share in the cost of when funds are available. Though I do want to keep most of the established trees/plants. I am asking what I feel is a very reasonable $800/month because I really want this to go to someone who will care for the established plants on the property. That is why I am even willing to do a long lease if desired. Please contact me with any questions at all, at any time and please see the photos and link below to the farms’ album. There is a tight knit community nearby year round, and the area is the destination of thousands of tourists every summer. My farm is perfectly located to enjoy secluded quietness, while the nearby town offers many options for income from your farm ventures. Or maybe even provide the tourists with campsites, many want to see the farm when it is in production anyhow!

The bottom line is that I have to have someone in the property paying rent while I am gone, I am not asking for anywhere near what the property costs me each month. However, while my systems have been built to manage my absence, those systems would thrive with the proper attention. Dang, I'm so interested in this but I live in Michigan and wouldn't know exactly how to start making an income if I moved to the Ozarks any time soon.  I have a couple friends who are a couple with a child that are currently looking for a place to rent and move in to this summer...I think we would fall in love with it and be able to figure out how we could make things work financially if we put our heads together but the problem is moving that far away from all of our family and friends here, it would be a tough sell and I'm not even sold on the idea yet!  haha.  That's really cool that you are doing this though and I support you 100%!  If anything changes I'll let you know.  Your bound to find someone...

Coming up with new income streams can definitely be hard. Thank you so much for your support, it means a lot. I hope you guys find a good solution and I will definitely say that it has been exceptionally difficult leaving my friends and family behind. Being in Australia, I miss them terribly. I only manage because I have great friends here and I believe what I am doing is critical to the Earth's recovery. Permies is wonderful for educating people but everything any of us can do to raise awareness of the Earth's situation and ways we can improve things for all those not actively seeking answers on places like permies is a big help I think. Please let me know if you have any questions I can answer. This is still available, I have had a few different families interested but I think they also worry about moving so far away from their families. On the plus side, once things settle down you would have a killer place for them to come visit and relax during their holidays!

My family that didn't live very close did exactly that, took turns visiting me and enjoying the peace & quite, and good food! =D

It does more or less have an instruction manual if anyone wants it.

I am more than happy to answer any and all questions and to explain the systems I used on site in detail. =) However, for those who want to do things their own way, I am okay with that! (So long as they aren't cutting my trees/shrubs down or using pesticides/herbicides.)

I called the Real Estate company this morning and was told that I would be required to fill out a rental application for each adult over the age of 18 at the rate of $50 each, and then if my background check is approved they would contact me in order to set up a viewing of the property.  That seems extreme just to view the property, especially if someone is coming from a good 3.5 hours away. No mention of whether I would be reimbursed the application fees if I decided not to rent property.

I will call the rental company. I have had many people view my property. No one has ever been required to pay to view the property. The $50 is a non-refundable background check but only for applicants. There must have been some confusion some how, I apologize. It is possible they have a new worker or misunderstood your request. There is no charge to view the property, only for applying to rent the property.

I spoke with Real Estate agent, Alicia, this morning and she will not show the property without a non-refundable application fee $50 each from myself and husband accompanied by complete rental applications, and background checks. She also states she only shows the property on week days. The only way to describe the conversation is that she was rude and exasperated with my interest in the property. I had the same experience the first time.. I don't understand that attitude.  She stated that you are under the misconception of how this works. She did offer to possibly show the property in a few weeks on a Saturday but that it's highly unusual for her to do so. Also, a rental application for each adult along with application fees must be done first.  I'm sorry that a simple viewing has turned into such a monumental task for her. I don't know what to do at this point, since I'm not willing to pay $100 non-refundable application fee and complete a full background check just to view the property. It would be a big move for us, and we need to see the land and area before committing.

I am so sorry you have run into this issue. It is utterly ridiculous and this was NOT the case in the past. I am working on it now, Salem being a small town they are the only real estate company handling rentals so I have little choice but I am going to do everything I can because I agree with you 100% I am doing a lot of research now. Again, I am very sorry you have had this experience and I am not sure when this was implemented or why or if they are doing it for everyone or just me. My last renter came from this site and unfortunately did a lot of things that upset the rental property company. Regardless, I will research this and do everything I can to fix it.

Hello all, my property is being partially rented out (not the pasture section) to someone local.

It seems the issues with the rental company were purely against Permies members and unfortunately there is nothing I can do about it. It is within their legal rights, and they are the only rental agency in my town. Being on the other side of the world, I have to have someone manage it even if they are doing a terrible job, otherwise I risk losing my life's work to squatters. There is a chance it will be available in a year but I am not sure anyone here would want to rent it. I do not know how bad it is in person, but apparently the last two tenants have done everything they could to destroy my property in my absence.

With covid and all, traveling back to fix it may not be something I can do in the near foreseeable future. The worst part is, they are holding it against this community but the person who rented the property was NOT an active member of this wonderful community. They just found my post from elsewhere and made an account to contact me.

Thank you all for your interest, and I am very sorry for any rudeness from the real estate company towards the Permies community. You guys are awesome.

You could sustain a family, or families, with scheduled conference and video calls, clear records, and business planning meetings, crops and animals per your wishes, plans, sub leases, etc.

I help owners, on site and absent monetize their property, care for it, improve all aspects, and everything is done per your specifications with open conversations.
There are other options and would certainly be cheaper
