Hello all.

I have set my current house insurance agent the task of finding me someone who will insure this Hobbit style home.
Now, since the banks wanted nothing to do with building it, i am not holding out any hopes that the current insurance companies frame of mind is ready to handle this kind of home .

So, know of any insurance companies that deal with underground / earth sheltered homes ?

Was the design signed off by an engineer?  That might help/hurt your search.

To add to Mikes’s question, was a building inspector involved?

Also, there are policies for “vacant lots”.   Some “vacant lot” policies include existing out buildings. Depending upon how much you want insured, this may work.

Various policies have odd twists to them. My homeowners insurance includes unattached land, for example … even if the land is in another state.  A good insurance agent should be able to walk you through the maze.

Signed off by the engineer and fully inspected every step of the way.

Just .... not holding my breath.

I have no doubt someone will take your money, but I think you'll have to shop around quite a bit. The engineer's stamp and inspection sign-offs are absolute gold.

The question they will ask is, what exactly are we insuring? How much will it cost to replace? This causes endless confusion in the residential insurance realm -- it's not a Number 7 with vinyl siding. And yet industry insures all sorts of underground vaults etc. but of course those are reinforced concrete.

Regardless, insurance will of course insure the contents of the home. For more, shop around. Luck!

You may want to think about what it is you really want insured.
Perhaps you already have, but, for example, if you really need the
contents insured more than the building, that may be easier and cheaper to accomplish.
Also what are you insuring against? Fire, flood, etc. Some dangers may be less
expensive than others depending on location.
Finally, how much is the point at which you are better off just
saving the money rather than buying insurance?
