Hi to all,

After a couple of false starts buying land that I thought was a bargain but turned out to be totally unsuitable, I am again looking for a few acres to call my own, for my own home and biodynamic project--anywhere East of the Mississippi and South of the Mason Dixon. Prices can not be astronomical..any thoughts? Thanks much...ML

How many acres and what price range? Have you checked HUD? They have 383 houses in Georgia up for sale, and if you look outside of Atlanta, you can find houses on good size pieces of land.

In addition I'll add "how close to urban centers" and "what business lines are you looking at"? The answers to these questions will drive your search.

State law varies with on farm poultry processing. You cannot do what Joel Salatin does in Georgia or Alabama.

Animals need a processor for sale to the permies, and there are not as many of those as 30 years ago. You do not want to be in the hog business and find your nearest slaughterhouse is 4 hours away.

Raw milk sales are legal in South Carolina.

Thanks John you are knowledgable--I have a furniture business among other interests, all animals and agriculture would be just for home use. Price range? "Not ridiculous" and "not overpriced" compaired to local land prices--"budget" is another way to put it. I only need 2 to 3 acres....I'll check out HUD sites next. thanks...ML

Thanks JD I did not know about SC and raw milk sales, thats a useful tidbit. I am not thinking of selling produce or animals or meat, thanks to the regulatory bodies in the USA which, correct me if Im wrong are no friend to the small farmer....anyway such meat and produce would just be for home use. Id look at anything that I think is a bargain, and only 2-3 acres would be necessary...thanks..ML

The nice thing about repossessed properties owned by gov't entities is that they will often finance the property for very little down payment. Here are the links to the main sites.

Sequatchie and meigs counties, TN don't have building code if you're interested in someday building an "alternative" strucuture to live in. Both counties are also very close to the hippy hub of Chattanooga. Those are the counties my wife and I are looking to move to once my service is up. Here is one decent spot with 1.6 acres.

Hi, this is probably not quite what you were looking for but since you may be interested, my husbands mom has 5 1/2 acres of mostly undeveloped land in Thomasville, NC. My husband and I currently live (off-grid) on this land. There was once a house on the land but it burned down 6+ years ago. It does have city-water and sewage taps still. There is a wide, mostly open, grassy field in the middle and the property is surrounded by trees on all sides. Private road and fairly secluded in all areas of the property. She is asking 40,000 O.B.O. for the whole property but she is willing to sell parts of it, ie, 1/2, 1/3, etc
