Dreaming of a food forest in Spain

Hello

Me and my girlfriend , both in our mid 30s, would like to create a food forest in Spain.

We have been looking the market and realized that finding a a land on which one can build a house, is not easy, due to the policies in Spain.

Do you have any suggestion on finding a land (at least 10.000 m2 and maybe also with a house that we can renovate) possibly in areas where there is a permaculture community?

Depends on how you define "build a house".

There is a lot possible without a building permit for a residence, without concrete foundations, or registered as an agricultural building.

As far as I know, registering your paper fiction on the land might take a "certificate of habitability of the house" otherwise they might deem it "unfit for living" and might "have to" provide you with alternative housing in a "suitable location", ie on concrete.

we want to build a house or find one, which where we can have water, electricity grid and internet.

I would definitely opt out of grid electric

I've heard from a couple different European families wanting to homestead in Spain who ultimately bought land in Portugal instead because it's much cheaper and easier. Not sure if that's an alternative that you could consider.

Hi,

in 10 ha you probably will get permits to build a "cortijo", that is a farm house. You have to buy a plot that is for farming (rural), not for wildlife (zona verde). Before you purchase it, make sure what the approved type is, checking the urbanization plans (PGOU). As long as it is farm terrain, you can do pretty much anything that is for farming. Check if it has a legal well, or if you are allowed to dig wells, otherwise you are stuck with a dryland farm.

As for the place, that depends. If you want something deep rural, isolated and cheap, you could check in Castilla-Leon. If you want to sell your produce, you don't want something that isolated, though, but the closer to the civilization (and schools and hospitals) the more expensive. Also, northern Spain climate is completely different from the southern. Every region has a character, the land and the people, and it's difficult to reccommend anything without knowing your preferences.
