Central PA - anyone living off grid in this area? Looking for tips

Hi all,

I currently live in eastern central PA. I’m renting now, but within a year, I’d prefer to be living off-grid on a property somewhere. I hear mixed messages about off grid living in PA. Ideally, I’d like to purchase a small plot of rural land and do some clearing. Maybe pour a slab and set up a sturdy carport. Set up an outhouse. Live and work their part time from a mini-van with the goal being to build a small solar cabin and then start living there permanently.

As far as establishing a residence, taxes, and laws, where should I start? Any advice is appreciated.

Howdy neighbor! I'm near Milton, PA and had similar ideas a few years back.

I ended up buying an old farmhouse instead.

Maybe building codes, taxes, etc. are all specific to the location.

Around here, most small lots aren't rural. Most rural lots aren't small.

Might be able to pry a few unfarmable acres from a farmer, but they you will be in the spray zone.

Working from home can be a challenge due to poor Internet access, especially in rural areas. Starlink is good, but pricey. Some rural areas are close enough to highways to have cell tower coverage you could use for Internet, but that can also be pricey for the quality. Very little DSL/cable outside of towns.

Maybe start trying to find a property first?

I like Rick`s suggestion of finding the property first.

As he also suggested codes might have a lot to do with your selection.

Every state or county is different. Especially when it comes to codes.

I am not in Pa though I have an off grid property here in Texas.

Some specific questions about off grid might be easier to answer.

All depends on your township or borough. They determine the laws and zoning of your property. If they have water and sewer available you may be required to tie into theirs unless the pipes don't run there. Up your way you should be able to find something. Lots of older homes for sale up that way. Good luck sir
